Pre-planning and detailed design on a former gas works site.
One Housing Group are developing this significant site in New Barnet on the outskirts of London. It forms a former gas works and as such is heavily contaminated and retains a number of significant obstructions in the ground. The site also sits beside the East Coast Main Line and has a number services and a culverted watercourse running below the site.
The proposed redevelopment is ambitious in its scale and in terms of raising the profile of the neighbourhood. Planning has been received for a residential scheme above 300 units and further site assembly is underway to allow a larger scheme to be considered. This will include a number of residential blocks rising to six or seven storeys above ground level above a podium deck and basement car park – which will extend for over 200m.
Given the constraints of the site, the engineering design has focussed in detail on gaining a thorough understanding of these issues so that a sensible, robust and cost effective engineering strategy can be developed. Tully De’Ath are assisting with the civil and structural engineering design – which is being phased to enable the heavy contamination to be addressed as part of early enabling works. Tully De’Ath are also assisting with Network Rail approvals to ensure the works do not impact on the adjacent railway.
