PRE-PLANNING AND DETAILED DESIGN: 15 AND 22 STOREY TOWERS AND PUBLIC REALM IMPROVEMENTS
Red Door Ventures forms a commercial developer that is wholly owned by the London Borough of Newham. Tully De’Ath have been assisting them with both pre-planning and detailed design engineering services on several projects throughout the Borough including this landmark scheme by Plaistow railway station.
The project involves the redevelopment of two sites to the north and south of the railway station where the highway rises up and over the railway via two ramped approaches.
The London Road site to the south will be dominated by a 23 storey residential tower which will be linked to the highway via a new raised podium deck forming a new public square. To the south of the new square will be a further low rise commercial building accommodating new retail facilities and a gymnasium.

The Valetta Grove site to the north will accommodate a single block rising to 15 storeys. The lower two floors will provide a community centre and library and the upper floors will be residential.
The three buildings will be formed using reinforced concrete frames and ideas have been explored both during the pre-planning and detailed design stages of the scheme to introduce prefabrication in to the build process to assist with the construction. This has included panelised brick elevations and the use of precast concrete elements within the structure.
The project requires approvals with a number of third parties, including Network Rail, London Underground and Thames Water in relation to two trunk sewers which run adjacent to the Valetta Grove development.
