A large residential-led, mixed-use developement with a 50 bedroom hotel at its heart.
Private developers, The Santon Group, recently acquired the Phoenix Estate site in North Street, Lewes. This opens the way for development of the prime riverside site, now named The North Street Quarter.
Plans for the 14.5-acre site include a new town square linking Eastgate with the North Street area of Lewes. The broad vision is for a residential-led, mixed-use development. At the heart of proposals is a 50-bedroom hotel to bolster the Lewes tourism industry. Housing, shops, restaurants and cafes would combine to transform what is generally agreed to be a run-down area.
The site is heavily contaminated and adjacent to the River Ouse which has a history of flooding. As well as providing flood risk, flood defense & drainage advice we have worked closely with the Town Council & ESCC in developing innovative highway improvement works within and beyond the site.
A primary objective of the scheme is to integrate the historic town centre to the new development in terms of pedestrian, cycle and public transport movements by introducing shared surfaces. As well as providing highways and parking option analysis we have been instrumental in developing traffic and pedestrian interaction modelling on a shared surface highway. As a key member of the design team we have been party to numerous stakeholder consultations including the South Downs National Park and local resident groups.
Tully De’Ath is progressing to the final stage of works to support the major regeneration site, which over 3 phases includes providing 403 new homes (of which 51 would be extra-care units) and 5,307m² of commercial space.
The site is expected to be submitted for planning application later this year (2014).
