16 storey residential towers above a car dealership and basement.
Tully De’Ath are appointed to provide civil and structural engineering services on this challenging project by Battersea Heliport. The scheme will provide 192 new residential units across four towers all set above a VW Dealership and basement car park.
The dealership is set out on ground, first and second floor levels. This will provide a new flagship store which will include a showroom and workshops for servicing vehicles. In developing the engineering design, an exacting specification provided by the dealership has had to be followed.
A substantial podium deck is included at third floor level off which the four residential towers will rise. These vary between 14, 11 and 6 storeys in height above the podium, which extends to 1.0m thick and which also carries a landscaped area to soften the architecture.
The basement construction is complicated by the ground conditions including a high water table close the river Thames and being formed close to one of the new Thames Tideway tunnels and over the proposed Crossrail 2 route. A ground movement analysis was required to demonstrate the new development would not adversely affect these structures. A propped secant piled wall is incorporated to form the basement, then formed using top-down construction.
