Sutton Point

A development of three storey mixed use tower blocks.

The landmark site is located in the London Borough of Sutton.

Sutton Point is a mixed-use regeneration scheme consisting of three new residential blocks rising to 24 stories in height above podium deck level.

The development will provide a mix of 332 residential units across two blocks and a hotel, with office space and a health and fitness suite in the other, along with retail space and basement car parking below. The podium will also accommodate a future potential tram link.

Tully De’Ath have provided Structural and Civil Engineering input from feasibility stage, including detailed analysis of the existing 19 storey tower, its cantilevered slab arrangement and centrally located pad foundation. Now progressing to detailed design stage the scheme poses many complex challenges including:

  • Full footprint double-storey basement
  • Confined site bordering Network Rail, Highways, TfL and a proposed tram route
  • Three towers atop a single podium level
  • Provision for a new tram line to run atop the ground floor slab and below the overhanging structures.

Ground investigations, foundation and temporary works solutions are key to ensure compliance with all neighbouring parties and approval bodies, whilst finding the most effective solution for the scheme and end client.
