Limehouse Lock will provide 48 residential units across 3 conjoined blocks rising between 4 and 9 stories, including 1 level of basement.
The site is bordered above ground by two viaducts to the South and East, one of which serves DLR’s Limehouse - Westferry link. And the busy A13 Commercial Road to the North. Underground the site is surrounded by the Limehouse Link Tunnel accommodating the A1203 to the South, the Thames Tunnel to the South-East and the Twin-Bored Crossrail Tunnel 29.2m below.
Tully De’Ath has provided both Civil and Structural Engineering services across this very constricted and heavily serviced inner-city site. From the outset its team have liaised closely with all key parties to ensure construction works do not unduly effect these essential and constant services. This has included analysis and submission of loading influences on the tunnels as well as accompanying movement surveys within the Crossrail tunnels during out of service periods.

To overcome loading restrictions and allow development over the tunnels whilst still achieving the desired building heights and dwelling densities Tully De’Ath undertook a full overburden analysis. Through the introduction of a basement area below the building existing soil loadings were removed to justify the construction of the new building over; also creating increased floor area for the client.
