38M2 MODULAR 'POCKET' HOMES ON AN INNER CITY GARAGE SITE.
Working on behalf of Pocket Living Tully De’Ath undertook pre-planning, through to construction stage Civil and Structural services. Upcycling these prior garage sites adjacent to Network Rail, to modern ‘Pocket’ homes for key workers and London ‘city makers’ in the China Walk Estate.
Pocket has worked with the Council to redevelop these two under-used areas of the estate to provided 63 one bedroom and 7 two bedroom homes across two blocks, built up to five storeys, including feature roof terraces, communal spaces and ample cycle storage.
With emphasis upon on-site programme and minimisation of impact upon the surrounding communities, early engagement with statutory authorities was essential to agree ‘build over’s’ for drainage services passing below the sites. Key focus was also placed upon the standardisation of designs, utilising Pockets award winning one, 38m2 formula this lead to the adoption of modular construction.
Working alongside Vision Modular the buildings were designed with piled foundations and concrete cores, before receiving the rapid installation of two modular units per dwelling, and wrapped in traditional brick envelopes offering a contemporary architectural style.
