Bromley By Bow, Phase 1

Masterplanning, pre-planning, procurement and detailed design alongside the River Lea.


Following on from Tully De’Ath’s Master Planning and Pre-Planning involvement on behalf of East Thames they are now undertaking the detailed design of Hancock Road, Bromley by Bow – Phase 1 for Higgins Construction.

This phase of the scheme will release 219 residential units and 1021m2 of commercial space. It is split across 4 separate blocks between 6 and 9 stories in height, below all blocks is a single site wide car parking basement.

 The redevelopment will replace derelict industrial facilities bringing a high quality mixed use development to a brownfield site on an attractive riverside setting.

The site is bounded by Hancock Road to the west, the River Lea to the east and has a 3.2m sewer 14m below, creating a confined construction environment. To make the site viable and release the sites redevelopment, Tully De'Ath has worked closely with Thames Water to design an extensive structural solution whereby the structure transfers at basement level across a 7m clear span, avoiding the full sewer easement zone. Further transfer slabs have been incorporated higher up in the structures to accomodate flat layouts, along with the incorporation of large cantilever balconies.


Tully De’Ath have been appointed by East Thames to undertake Masterplanning services on the proposed redevelopment of Bromley by Bow.


The aim of the development is to replace derelict and under-utilized industrial space with a high quality mixed use development. As well as providing a range of new employment space, the scheme will create an attractive and accessible riverside environment.
